With little fanfare, LMC last month topped out its Ovation luxury apartment development at 702 Spring St. on First Hill. An announcement of the event wasn’t made until several weeks later by LMC, a wholly owned subsidiary of Lennar Corp. that develops and manages apartments.
“This important milestone at Ovation is meaningful for LMC, our partners and our neighbors who collaborated with us throughout the process and amid the challenges of the past year,” said Dan Shieder, vice president of development for LMC, in a news release. “We’re excited about the progress, as well as what this cosmopolitan community will contribute to the character of First Hill neighborhood, and the unparalleled living experience it will deliver for future residents.”
General contractor JTM Construction has two cranes at work, one for each tower. A JTM representative said construction should be finished next spring.
Architect Perkins&Will designed Ovation as two 32-story towers containing 548 apartments, 6,000 square feet of retail and office space, and a 9,000-square-foot outdoor public plaza with access to Freeway Park.
Situated between Hubbell Place and Eighth Avenue on Spring Street, Ovation shares the block with Town Hall, a historical cultural center and performance hall. Ovation will have studio, one-, and two-bedroom homes, including two-story penthouse layouts. LMC says units will have condo-quality finishes with an emphasis on creating livable spaces for those looking to move up from entry apartments or downsize from single-family homes. Some units will have smart-home features, such as automated window shades, keyless entries and smart thermostats.
Community amenities will span 17,400 square feet and include a large fitness center, co-working spaces, movie room, pet spa and covered pet run, and multiple resident lounges for large and small gatherings. The roof of the west tower will have a pool with cabana seating and the roof of the east tower will have a play area for kids with a Pacific Coast-inspired design. Both rooftops will have outdoor fireplaces, grills and seating areas.
Residents will also have access to bike storage, wash and repair stations. Parking for about 436 cars will be provided on eight levels below grade and there will be charging stations for electric vehicles.
The DJC reported in 2019 that the project team included: Coughlin Porter Lundeen, civil engineer; DCI Engineers, structural; MacDonald-Miller, MEP engineer; PFS Studio, landscape architect; Glumac, energy consultant; and Pangeo, geotechnical engineer. Vancouver, B.C.-based QuadReal Property Group is LMC’s equity partner on the project.
