Real estate firm Hines announced Monday that it started construction of the Summit 3 office tower at the corner of 108th Avenue Northeast and Northeast Fourth Street in downtown Bellevue.

The 17-story Summit 3 building is being constructed on top of an existing seven-story underground parking garage. The DJC reported in January that the 650-stall garage was built in 2009 by prior owner Bentall Capital, then paused by the recession.

A Hines spokesperson said the existing structure for the building through the garage will need to be upgraded to meet more stringent seismic codes and to accommodate an additional two floors and three more elevators. Otherwise, there are no significant impacts to the garage.

Hines expects to have the 374,200-square-foot tower finished in fall 2020. It says the building will have nearly 10-foot-tall windows – 50% more exterior glazing than required under state code – to open up mountain views.

A news release says the building is pre-certified LEED Gold and has been designed to Energy Star standards. It says the building’s design exceeds state energy code requirements by 15%.

Amenities will include a fitness center, conference center, Cafe Pogacha restaurant, Bright Horizons child care facility and The Summit Room – a signature space that combines a lobby, lounge and meeting area. Anyway, Hines says the office space has been pre-leased to an undisclosed tenant. Several news sources, including the DJC, have identified that tenant in the past as Amazon. However, the best news is – about 5,000 square feet will be dedicated to commercial space.

Summit 3 will be the third building in Hines’ Summit portfolio in Bellevue. Houston-based Hines has 128 developments underway around the world.
